What we do

We originate, structure and manage U.S. commercial real estate investments.

Unity Real Estate AG is externally advised by Swiss-based Unity Capital Partners AG, which sources and screens all prospective property acquisitions. 

Upon acquisition, our properties are then locally managed by our U.S. based management entity, Unity Capital Partners (US) LLP via an expanding on-the-ground asset management team. 

Acquisitions


We focus on acquiring fee simple, predominantly single-tenant properties leased to recognised U.S. and multi-national corporate tenants with excellent credit covenants.

Specifically, we only seek out long-term, triple net lease agreements and properties situated in growth locations, which we believe offer long-term future change-of-use potential, and accordingly high residual land value.

We target predominantly last-mile distribution and logisitics facilities (incl. cold storage), healthcare related facilities, standalone restaurants and fast food outlets, and selected brand retail stores and outlets.

Asset Management


While our properties are typically stabilised via long-term, triple-net leases, active asset management nevertheless plays an important role in our achieving above-average returns, maintaining high occupancy and in protecting the future value of our investments.

Building enduring and regular tenant relations are at the core of our philiosophy as a hands-on manager to ensure maximum tenant retention and lease pro-longation opportunities.

We pay close attention to our ESG principles and wherever possible look to implement greening initiatives together with clever alternative energy solutions.

Investment Management


Constructing a portfolio with the optimal geographic, asset-class, tenant and covenant mix is the core of our investment management function.

In deciding additions to our portfolio, we seek to create sustainable, income driven investments with potential to also generate long-term alpha via residual land values.

In order to sustain value, we regularly monitor our portfolio composition and performance to identify tactical balancing opportunities that respond to changes in consumer trends, tenant credit covenants, climate changes, demographic shifts and global macro events. 

Implementation and administration debt financing facilities with currency and interest rate hedging is also an important component of our long-term investment management strategy. 

Development


As a conservative long-term income investor, at Unity we don't undertake any ground-up development risk.

Rather, we are open to partnering with established developers to help financially de-risk their pre-leased projects via early-stage forward-purchase agreements or to realise change of use opportunities.

We also actively seek out joint venture opportunities for strategic site expansions and cooperation with neighboring sites.
