Typical Situation

Typically, water management and in particular, water catchment and recycling, is an area of facility management that is not paid sufficient attention to by owners and tenants. 

Commonly, via the simple fitting of low flow fixtures, 'low hanging fruit' opportunities cab be cost effectively taken advantage of to decrease water usage, while other more sophisticated water management solutions can be explored depending on the type and use property.


Planned Actions

After undertaking a water audit of a property to identify water efficiency opportunities, we look to first eliminate unnecessary water usage and then find ways to reduce, reuse, recycle and dispose of water. 

In the first instance, we look to install water efficient fixtures, better water usage control technologies and metering, and then via tenant engagement, better occupier use disciplines and behaviors. Thereafter, we look to ways in which we can smartly use rain, grey and blackwater.  

Drainage also plays an important role in as we aim to replicate natural systems and where feasible, enable localized detention and management of storm water. This helps reduce the amount of water runoff entering combined sewers and lessens the risk of flooding.

Also, when introducing soft landscaping, green roofs and street trees which all have an impact on stormwater detention, it is sometimes necessary to incorporate additional sustainable drainage and water collection methods to successfully harvest rainfall and detain surface water which can be used for irrigation.


Expected Benefits

By reducing water usage, tenants not only contribute to the environment via water conservation but can also significantly reduce their water bills. 

Accordingly, we work with tenants to help determine the payback period and alignment of water management initiatives with their own corporate sustainability targets, and some instances, forward fund water efficiency recommendations which require capital investment or incrementally recover such costs via service charges.
